What we actually do
Six distinct jobs. Two are forced by an insurer, one by a purchase agreement, one by the code on anything near water, and two are planned work that lives or dies on a load calculation nobody did.

Panel upgrades
Sixty amps will not carry a heat pump, and most insurers now want the fuse panel gone. This is the job that pays for itself when the policy renews.

Rewiring
The two wiring types insurers refuse. One is pre-1950 and brittle, the other is mid-1970s and loosens at every connection.
$8,000–$22,000 Whole-house rewire; partial and staged work quoted separately -
EV chargers
A level 2 charger is a continuous forty-amp load. Whether your service can carry it is the whole question, and it is answered before the charger is chosen.

Docks & boathouses
Water, metal and electricity, governed by its own section of the code. Most of what is on the docks around this bay predates the rule that now applies to it.
$1,200–$6,500 Feeder, disconnect and code-compliant receptacles; lifts quoted separately -
Generators
Long rural feeders and a lot of tree cover. Outages here last longer than they do in town, and that is what the transfer switch is really for.
$5,500–$14,000 Standby unit, automatic transfer switch, pad, gas connection and ESA inspection -
Inspections
Booked because a lender, an insurer or a purchase agreement asked for it. Usually on a deadline, usually on an older building.
$350–$900 Inspection, written report and a scope of remediation if anything is found

Tell us the town, roughly when the building was put up, and what the panel looks like — fuses or breakers, and the number on the main. Those three things decide whether you are looking at an afternoon, a scheduled job, or a conversation with your distributor first, and they are usually enough to price it without anybody driving anywhere.
